Building a new home takes people, materials, processes and details managed on a strict schedule. At Summerton Homes, we put even more than most into building your home. Rest assured we'll do whatever we can to make this effort seem simple.
Throughout the construction process Summerton Homes’ Construction Superintendents on a daily basis, inspect the quality and craftsmanship of each trade contractor performing work in your new home, this allows Summerton Homes to ensure that your home is being built to our high standards. Summerton Homes also utilizes the services of Quality Built, a quality assurance and risk management company employing specially-trained inspectors who perform a series of inspections to check for specific, known anomalies in the areas of greatest risk. This series of inspections helps us comply with all applicable building codes, architectural drawings and manufacturer’s specifications. Throughout the construction of your new home, Quality Built will have performed eight separate inspections in addition to the daily inspections performed by Summerton Homes Construction Superintendents. To help you better understand the construction process of your new Summerton Home, the following is an overview of what you can expect:
1. Selection of Structural Preferences
When you sign your sales contract you will make certain structural selections, including your homesite, elevation and lifestyle. These choices are then submitted to our Construction Superintendents so that construction may begin on your home in a timely manner.
2. Summerton Homes Design Center
Included features and upgrade choices are displayed at the Summerton Homes Design Center. A Design Center Representative will work with you as you decide which features you will include in your home.
3. Permits
Summerton Homes secures all necessary permits required to build your home.
4. Foundation
The first step to building a quality home is laying the foundation. Your homesite is first trenched and underfloor plumbing and electrical lines are run. The concrete foundation adheres to specific, engineered guidelines dictating footing depth and reinforcing steel material. These requirements add structural integrity to your home.
5. Framing
Your first floor exterior and interior walls are framed first. Engineered floor trusses are set above the first floor framing, creating the foundation for the second story subfloor. The second floor is framed and roof trusses are set. Wall sheathing is added to further improve the structural integrity of your home. Finally, roof sheathing is added over the trusses.
6. Exterior Finishes
When your framing is complete, windows and exterior doors are installed. Attic vents are installed and color-coordinated roofing material added. Stucco paper is attached over exterior walls to prevent water penetration and a “one-coat” stucco system is applied. The stucco system includes insulating foam board for added energy efficiency. Finally, exterior paint is applied.
7. Mechanicals
Your heating and cooling system, plumbing and electrical systems are installed. Systems are "roughed in." Finish work for HVAC plumbing and electrical occurs following sheetrock and texture. Shower units as well as HVAC units are installed. Your home is then inspected by City Officials to confirm compliance with local building codes and quality guidelines.
8. Insulation and Air Sealing
Insulation is added between the studs in all exterior walls and between the joists forming the attic. Gaps between framing members and around windows are then sealed to eliminate potential air leaks. This procedure significantly improves the energy efficiency of your home.
9. Interior Finishes
Wall and ceiling drywall is installed and finished with texture. Interior doors, trim, and shelving are installed and paint is applied. All other materials, including cabinets, countertops, mirrors, and flooring are installed under the direction of the Summerton Homes’ Construction Superintendents, to ensure that the high standards of Summerton homes are met or exceeded. Your heating and cooling system, plumbing and electrical are finished including installation of registers, faucets, light fixtures and appliances.
10. Landscaping
Your yard is graded to slope away from your foundation and fence. Your front yard is fully landscaped including irrigation, sod, bark area with flowers and a tree. Your rear yard is graded to assure proper drainage away from your foundation and fence.
11. Quality Inspection
While adding the finishing touches to your home, Summerton Homes’ Construction Superintendents continue to perform quality inspections on your home. A delivery list is prepared by a Warranty Service Representative including any items that need attention. All repairs are made prior to your New Home Demonstration Meeting with Warranty Service. A final inspection is performed by a City Official to confirm that your home is complete and ready to occupy.
12. Warranty Period
For one year after closing, your home is covered under the Summerton Homes One Year Warranty. During this time, you can report any needed repairs outside of normal home maintenance to the Warranty Service Department and we will quickly and conveniently make necessary repairs to adhere to our standards. You are also covered by the 2-10 Home Buyers Warranty which protects you from any structural defects for a period of ten years.
