To help you understand the homebuying process at Summerton Homes, the following is an overview of what you can expect.

 

1. Sign your New Home Contract

Once you've been pre-qualified by our preferred lender, Guild Mortgage, or other approved lender, you will sign your sales contract, select your homesite, elevation, lifestyle, need and any structural other preferences.

 

2. Submit Your Loan Application

Submit your loan application to our preferred lender, or other approved lender, or provide evidence of sufficient funds to close escrow without a loan.

 

3. Visit the Summerton Homes Design Center

Our Design Centers are conveniently located close to every city where Summerton Homes builds. Here you'll consult with our Designers to select all the finishes and upgrades for your new home that make it uniquely yours. Material orders are placed and your Builder creates a construction schedule. During this time you will be receiving a Homebuyer Visitor's Pass which will allow you to visit your homesite at any time during construction.

 

4. Home Buyer Orientation

You will meet with a representative from our Warranty Department to review the home buying process.

 

5. Remove your Financing Contingency

Final loan approval means you are approved by the loan underwriter to receive a loan for a specified amount and rate subject only to appraisal. Remember, you may not change lenders once you are approved.

 

6. Schedule your Frame Walk

As soon as your home is framed, plumbed, and wiring is complete, but prior to insulation, we will call you for a Frame Walk. A member of the Summerton Homes team will take you on a hard hat tour of your future home to check the placement of any wiring options you may have selected, to verify any framing changes ordered, and to answer any questions you may have concerning your home at this stage of construction.

 

7. Participate in your New Home Demonstration

Approximately thirty days prior to closing, your sales agent will contact you with the scheduled closing date and your New Home Demonstration date which will take place approximately one week prior to close of escrow. Our Warranty Service Representative will “demonstrate” your new home to you, explain the mechanics and demonstrate the operation of appliances. This is your chance to ask questions about how your new home operates.

 

8. Close of Escrow Walk

The day your new home is to close escrow, you will meet again with our Warranty Service Representative to review your new home. This is your chance to ask any questions you may have following your home demonstration.

 

On this day your sales agent will hand over the keys to your new home!

 

9. Utilities

You will need to notify all applicable utility companies of your move so that service is provided in your name. We suggest that you contact these companies well ahead of time to avoid any interruption in service.

 

After you have signed your closing paperwork at the title company, the grant deed will be sent to the County Recorder’s Office for recording. When the recording has taken place you will be notified that your escrow has closed and we will hand you the keys to your new home!
